Description

The Commercial Evaluation Analyst Intermediate will be able to complete all the duties of an Evaluation Analyst Associate, plus be responsible for fulfilling CER and CER-Platinum reports.  They will also know how to gather physical characteristics on subject properties and attach photos electronically to reports in the CLOS system.  

 

o   Able to gather/confirm information on subject property physical characteristics by searching Assessor’s websites/telephoning offices and input this information into report electronically.

o   Interact with requestors via email or telephone to obtain additional information needed to fulfill order.

o   Able to order inspection from inspection company or broker (may need to order comps as well) and enter information from inspection form, including writing neighborhood description into CER form on CLOS.

o   Conduct a search for comparable sales, selecting the three most similar and analyzing the sales using the Sales Comparison Approach, concluding upon an estimate of market value for subject property.

o   Write a reconciliation of the comparison of the sale properties to the subject with appropriate and supported opinion of market value. Submit report for Quality Control Review.

o   Upon submission of CER/CERPL enter status into Access.

Requirements

Typical Range of Experience:  Describe the level of experience typically required.

 2-year +/- experience with real estate sales, real estate tax company/assessor, lender, title company or an appraisal firm.

 

 

 

Independence/Supervision: Describe level of independence this job is allowed. If has supervisory duties, list the number of direct reports and scope of supervisory duties.

  • Works under supervision of CES Supervisor, Manager and Director.
  • Actively contributes to the results of a team and works towards achieving team goals and objectives.

 

Reports to: Describe level of supervisor to whom this job will typically report.

Team Lead and CES Supervisor; 2nd CES Manager; 3rd CES Director

 

Impact: Describe the level of decision making authority or impact decisions will have on the organization. Also list any special working conditions or accommodations.

o   Critical impact in that incorrect information or poor judgement from Analyst Intermediate will lead to erroneous reports being fulfilled and client dissatisfaction.

o   Makes day to day decisions on accuracy of information gathered and comparable sales selected, analysis of comparables culminating in the formation of a value opinion.

 

Knowledge and Skills/Technology Used: Describe any knowledge, skills, or technology needed.

o   Good written and verbal communication skills.

o   Standard MS skill set, including Access and Outlook.

o   After training, Analyst Intermediate will know basic company terminology, report types, evaluation group processes, including Sales Comparison and other tools.
